Terms and Conditions

• Rates are inclusive of service charge & VAT and quoted in Thai Baht.
• Rates include daily breakfast for 2 persons - Rates include daily breakfast for 4 persons in the Double Pool Villa.

Minimum stay policy:

• During the Christmas an NY's Eve season a minimum stay of 3 nights per room per booking is required.

Children policy

• A child (0 – 11 years old) will stay free of charge in the room sharing with their parents’ base on room only. Breakfast will be charge extra at 200 Baht inclusive. Infant 0-2 years Breakfast are free of charge.
• Maximum 1 child (0 – 11 years old) sharing with their parents are allowed in the villas type only.
• Children 12 years old and above the extra bed will be arranged and charged 1,500 Baht net inclusive of breakfast. The Resort policy permits maximum 1 extra bed per room.

Extra bed policy

• An  extra bed will be charged at  1,500 Baht net inclusive of breakfast.
• Maximum is 1 extra bed per villa, except Superior and Royal Pool Villa an extra bed is not available.

Airport Tranfer

• Additional airport transfer are charge 600 Baht per way maximum 7 people.
  
• Please provide us your flight details (“PG…” or “TG…”) and your estimated time of arrival in order us to be able to better. welcome you

Check - in and Check-out times

• Check-in time is from 2:00pm. Early check-in is subject to availability. To guarantee early check-in, the room must be reserved the night prior to arrival of the clients.
• Check-out time is 12:00pm (noon). Late check-out is subject to availability. Guarantee a late check-out (6:00pm) will be charged. at  2,000 Baht.
• In all cases, we will do all that is possible to assist guests. Guests are welcome to use the changing rooms. Luggage will be kept in the storage as long as necessary before the room is available or until guest’s departure.

Cancellations

Low, High and Prime Seasons

• If the booking is cancelled more than 15 days prior to arrival date, the deposit will be refunded, less bank handling charges of 10% and credit card charges (3.00%) when applicable.
• For cancellations within 15 days prior to arrival date, the deposit will be forfeited.
• In case of early check out, 1 night cancelation plus used night will be charge up on your departure. 

Xmas and New Year

• In case of cancellation within 30 to 14 days of arrival,  50% of the entire stay will be forfeited together with applicable government taxes.
• In case of cancellation within 14 days of arrival 100% of the stay will be forfeited together with applicable Government taxes.
• In case of early check out,  the full period of your stay will be charge.

Payment Policy

• A 30% deposit is required to guarantee the booking. 50% deposit is required for Christmas’ / New Year’s Peak Season.
• Reservation will not be guaranteed unless received your deposit.
• Deposits can be made by bank transfer, Credit card (VISA, MASTERCARD, JCB ONLY).
• A credit card transaction fee of 3% will be applied when you settle your balance at the resort by credit card,  to avoid of transaction fee please settle your balance by cash.
